Anyone own a house?

If I'm doing my math right, I could buy a house here for like $400 a month more than I pay in rent

I also don't need a house, so if I rent out rooms I could have +300 left over each month, which I imagine would be sufficient to build a emergency fund for renter related issues/maintenance

Property tax isn't really a huge thing in NZ

Even without all that, avg. rent per room in christchurch is about 600 a month. A 2 bedroom house nets you 1200

A mortgage payment on a 25-30 year mortgage would range ~1200 a month

For a okayish house

So theoretically you're at a net 0, if you have enough money to cover the downpayment and have a small fund for maintenance, you should be good

Hmm, if you buy a 300k house in all cash and manage to rent it out for about 1k a month, you only need about 6 years to make back your investment

Plus you can use that as equity to buy a second house
