It is true that mortgages cost you money in interest, and there may be some useful comparison to make here between mortgage interest and rent expenditure, but remember that most of your mortgage payments is value. You get that money back when you sell the house (you hope :P). You don't get anything back when you leave a rented property. You're just paying money into a void.

The point is, you never hold a mortgage for a house that isn't even yours. And you don't have to pay off your mortgage before you're free to leave the house (you can do both simultaneously, using the house's selling price).

Banks charge interest on the loan they lend to you, you use banks loans to leverage your portfolio. Banks charge is fixed (certain percentage although it can raise & fall), you take the risk & reap the return (which could be negative). But consider share markets average return is about 8% exclude divident, Sydney property market has been going at 8% for the past 100 years (excluding rental return).

Share market's leverage ratio is 1:1, property 1:5. So if you take a loan that only cost you 5% (which is the global norm), you would make 8 x 2 - 5 = 11% return on your shares & 8 x 5 -5 = 35% on sydney properties. Very simple maths.

As I said, it really isn't a complicated thing in principle. What gets tricky is various fees and legal obligations and trying to get the timings right (because in practice, steps #6-#13 have to happen concurrently). But yeah.
